NOTICE OF PUBLIC HEARING

The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, August 12, 2025, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:

 

2025-09: Tammy Huffman (Sanders), 330 Hohman Avenue, Akron, Ohio 44319

The BZA tabled this application at the July 8, 2025, meeting.  The applicant is requesting one side-yard setback variance.  The proposal is for an attached residential garage.  This property is located in a R-1 Residence District at 330 Hohman Avenue, Akron, Ohio 44319, Parcel Number 1908497, and is a lot of record.  The side-yard setback variance is for 2.0 feet less than the required 15 feet which is 13.33% less than the minimum permitted (Section 6.03.C).  The variance request has been reduced from 9.5 feet to 2.0 feet since the July meeting.

 

2025-10: Kyle Jansen, 45 Flowerdale Drive, Akron, Ohio 44319

The applicant is requesting one front-yard setback variance.  The proposal is for a residential addition.  This property is located in a R-1 Residence District at 45 Flowerdale Drive, Akron, Ohio 44319, Parcel Number 1907110, and is a lot of record.  The front-yard setback variance is for 100% as the house already encroaches on the front yard setback line (Section 6.03.C).

 

2025-11: Dante Rini, 5374 Shadow Ridge Circle NW, North Canton, Ohio

The applicant is requesting two side-yard setback variances and one rear-yard setback.  The proposal is for a new rear-yard facing residential deck.  This property is located in a R-3 Residence District at 3351 Dorwil Court, Akron, Ohio 44319, Parcel Number 1905501, and is a lot of record.  The side-yard setback variance on the north side is for 10 feet or 66.67% of the required 15 feet (Section 8.03.C).  The side-yard setback variance on the south side is for 3.3 feet or 22.00% of the required 15 feet (Section 8.03.C).  The rear-yard setback variance is for 10 feet of the required 25 feet or 45% of the required setback (Section 8.03.E).

 

2025-12: CeeMBee Enterprises (Deborah Koral), 2471 Ley Drive, Akron, Ohio 44319

The applicant is requesting two variances; the first is to allow the construction of a gravel driveway where no such construction is permitted (Section 27.06.A), the second is to allow the construction of a gravel surfaced parking area where either concrete or asphalt are required (Section 14.01.A.3).  This property is located in a C Commercial – Industrial District at 2427 Ley Drive, Akron, Ohio 44319, Parcel Number 1908558, and is a lot of record.
