NOTICE OF PUBLIC HEARING

The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, June 10, 2025, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:

 

2025-05: Greg Gorospe, Ice Miller LLP, 250 West Street, Suite 700, Columbus, Ohio, 43215

The conditional use application was tabled at the May 13, 2025 BZA meeting.

The applicant is requesting a review of a conditionally permitted use. The proposal is for a marijuana dispensary, which is conditionally permitted (Section 12.01.B.2). The property, located at 926 East Waterloo Road, Parcel Numbers 1907651 and 1904762, is a lot of record in a B-3 General/Regional Business District. The proposal will be reviewed for compliance with Sections 3.06 and 23.21. Recent text amendments to these Sections became effective May 21, 2025.

2025-06: Cindy Velluci c/o Archer Sign Corporation, 1917 Henry Avenue SW, Canton, Ohio 44706

The applicant requests one variance for an expanded sign. This property is a lot of record and is located in a B-3 General/Regional Business District at 3040 Manchester Road, New Franklin, Ohio 44319, Parcel Number 1910602. A building-mounted sign area size variance is for 122.8 square feet, which is 72.8 square feet or 146% over the maximum building-mounted sign area of 50 square feet, granted at the March 11, 2025, BZA hearing. That application did not include menu board signs. The applicant is requesting an additional 71.06 square feet of signs for a menu board sign and an order preview sign for the drive-through.

The applicant is requesting two variances, one front-yard setback and one rear-yard setback variance. The proposal is for a new primary residential structure. This property is located in a R-1 Residence District at 74 Whitefriars Drive, Akron, Ohio, 44319, Parcel Number 1907102, and is a lot of record. The front yard setback variance is for 6.34 feet less than the minimum setback of 60 feet, which is 10.38% less than the minimum permitted (Section 6.03.A). The rear yard setback variance is for 10.06 feet less than the minimum setback of 45 feet, which is 22.35% less than the minimum permitted (Section 6.03.E).

The applicant is requesting that the BZA overrule the Zoning Inspector’s decision to revoke the Short-Term Rental Permit Number 12340 for the property at 3560 1/2 Portage Point Blvd. Coventry Township, Ohio, 44319, per Zoning Resolution Section 5.02.A. The letter revoking the applicant’s permit was sent on May 2, 2025.
