BOARD OF ZONING APPEALS NOTICE OF PUBLIC HEARING
The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, July 8, 2025, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:
2025-08: JK Enterprises LLC, Johnny Knight IV, 4057 Saint. Edmund Avenue NW, Canton, Ohio 44718
The BZA tabled the item at the June 10, 2025, hearing. The applicant is requesting that the BZA overrule the Zoning Inspector’s decision to revoke the Short-Term Rental Permit Number 12340 for the property at 3560 1/2 Portage Point Blvd. Coventry Township, Ohio, 44319, per Zoning Resolution Section 5.02.A. The letter revoking the applicant’s permit was sent on May 2, 2025.

The BZA tabled the item at the June 10, 2025 hearing. This property is a lot of record and is located in a B-3 General/Regional Business District at 3040 Manchester Road, Coventry Township, Ohio 44319, Parcel Number 1910602. A building-mounted sign area size variance is for 122.8 square feet, which is 72.8 square feet or 146% over the maximum building-mounted sign area of 50 square feet, was granted at the March 11, 2025, BZA hearing. That application did not include menu board signs in the original application. At the June 10, 2025, hearing the applicant requested an additional 63.9 square feet of signs for a menu board sign and an order preview sign for the drive-through. The BZA instructed the applicant to submit a proposal that would fit the menu board signs into the already approved variance; the applicant would need to reduce the amount of already approved signage by 63.9 square feet. The applicant proposes to remove three signs from the original variance proposal reducing the total sign area by 75.24 square feet.

The applicant is requesting three variances, one side-yard setback, one minimum lot area variance, and a minimum width at the building line variance. The proposal is for a new primary residential structure. This property is located in a R-1 Residence District at 74 Whitefriars Drive, Coventry Township, Ohio, 44319, Parcel Number 1907102, and is a lot of record. The side-yard setback variance is for 12.39 feet or 2.61 feet less than the minimum setback of 15 feet, which is 17.4% less than the minimum permitted (Section 6.03.C); this variance is for the garage. The minimum lot area variance is for a lot which is 15,975 square feet when 30,000 square feet is required which is 46.75% less than the required minimum lot area Section 6.03.F). The minimum lot width at the building line setback is less than the required 100 feet (Section 6.03.G).

The applicant is requesting one side-yard setback variance. The proposal is for an attached residential garage. This property is located in a R-1 Residence District at 330 Hohman Avenue, Coventry Township, Ohio 44319, Parcel Number 1908497, and is a lot of record. The side-yard setback variance is for 9.5 feet less than the required 15 feet which is 63.33% less than the minimum permitted (Section 6.03.C).
