The Coventry Township Zoning Commission (ZC) will hold a public meeting on Tuesday, December 16, 2025, at 6:00 PM at Coventry Township Community Center, 335 East Willowview Drive, Akron, OH 44319, to consider the following zoning text amendment application:
2025-05-ZC. Coventry Township Trustees (George Beckham), 68 Portage Lakes Drive, Coventry Township, OH 44319
The township trustees request that the following zoning text amendment be considered by the ZC: add text to include “Gas Station with Retail and Restaurant Seating” as a Conditionally Permitted Use in the B-2 Limited/Local Business District. The proposed text amendment also includes conditions required for approval.
The Zoning Inspector forwarded the proposed zoning text amendment to the Summit County Planning Commission on October 7, 2025 for consideration at their November 20, 2025 meeting per Ohio Revised Code Section 519.12(E)(1)(a). The Summit County Planning Commission recommended approval of the text amendment.

Section 11.01.B. Conditional Uses
Add:
#2 Conditional Use
Gas Station w/Retail & Restaurant Seating (must meet the following conditions with final approval by Board of Zoning Appeals):
- Must comply with Article 3.04 Application for Zoning Certificate
- Comply with Article 3.06 General Requirements of Conditional Zoning
- Comply with Article 18.00 Facilities for Parking Motor Vehicles – Parking and access ways must be delineated on site
- Must comply with Article 11.00 Limited Local Business District requirements except as noted
- Must comply with Article 29.00 Lighting
- Located on State or County Roadways
- Connected to public water and sanitary sewer
- Building shall be one story or maximum 25 feet in height
- Vision impairing buffering to a height of 6 feet to adjacent properties is required and may be fencing or natural growth
- No more than 4 gas pumps
- Gas pump canopies must meet all required setbacks and be limited to 25 feet in height.
- Seating area shall be no more than 25% of floor area, all seating must be indoors
- No mechanical work permitted
- Hours of operation 5:00am to 10:00pm

• Section 28 Short Term Rental parking clarification.
