NOTICE OF PUBLIC HEARING

 

The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, January 13, 2026, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:

 

2025-16: Martha Nelson, 206 Polonia Avenue, Coventry Township, Ohio

The applicant is requesting two variances: one side-yard setback variance and one parcel combination variance.  The proposal is for a new side-yard facing residential deck.  This property is located in a R-3 Residence District at 206 Polonia Avenue, Coventry Township, Ohio 44319, Parcel Numbers 1903826 and 1903827, and are lots of record.  The side-yard setback variance on the west side is for four feet or 50.00% of the required eight feet (Section (§) 8.03.C).  Zoning Resolution § 3.04 requires combination of parcels into one legal description; the applicant requests to not combine her parcels.  The applicant requested to be tabled until the January 13, 2026.

206 Polonia Ave Deck Variance application

2025-18: Dennis Ott, 3685 Lake Vista Road, Akron, Ohio

The applicant requests one variance to allow a shed over 200 square feet (§ 7.03.I).  The application proposes a 10 foot by 30 foot shed which is 150% of the permitted area.  This property is located in a R-2 Residence District at 3685 Lake Vista Road, Coventry, Ohio 44139, Parcel Number 1906249, which is a lot of record.

2025-19: Akron Yacht Club, 3575 South Main Street, Akron, Ohio

The applicant request clarification regarding storage of boats on the property which has been previously permitted as a “conditionally permitted use.”  The applicant also requests that the “conditional use” permit be renewed.  This property is located in a R-1 Residence district at 3575 South Main Street, Akron, Ohio Parcel Number 1909340, which is a lot of record.  The applicant leases the subject property from the Interval Brotherhood Home Foundation.

2026-01: Ahja and Austin Davison, 4340 Belden Greens Circle NW, Unit B, Canton, Ohio

The applicants request five variances for the construction of a new residential structure; the variances consist of two side yard, one rear yard, one width at the building line, and one minimum area variances.  Both side yard variances are for 13 feet which are two feet or 13.3% less than the minimum requirement of 15 feet (§ 6.03.D.).  The proposed rear yard of 33’-7 3/16” is 11’-4 13/16” or 25.34% less than the minimum 45 feet (§ 6.03.E.).  The minimum lot area variance is for 9,940 square feet or 33.13% of the minimum required of 33,000 square feet (§ 6.03.F.).  Finally, the proposed width at the building line of 70 feet is 30% less than the required 100 feet (§ 6.03.G.).  This property is located in a R-1 Residence district at 202 West Warner Road, Akron, Ohio 44319 Parcel Number 1905638, which is a lot of record.

2026-02: Michael and Rebecca Tersigni, 2042 Crestdale Drive, Stow, Ohio

The applicants request to vary the distance between Short Term Rentals (STR).  The applicant proposes to operate a STR 67.7 feet from an existing STR, which is 22.57% of the required 300 feet (§ 28.04).  This property is located in a R-2 Residence district at 122 Wymore Avenue, Akron, Ohio 44319, Parcel Number 1907664, which is a lot of record.
