NOTICE OF PUBLIC HEARING

 

The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, November 11, 2025, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:

 

2025-16: Martha Nelson, 206 Polonia Avenue, Coventry Township, Ohio

The applicant is requesting two variances: one side-yard setback variance and one parcel combination variance.  The proposal is for a new side-yard facing residential deck.  This property is located in a R-3 Residence District at 206 Polonia Avenue, Coventry Township, Ohio 44319, Parcel Numbers 1903826 and 1903827, and are lots of record.  The side-yard setback variance on the west side is for four feet or 50.00% of the required eight feet (Section 8.03.C).  Zoning Resolution Section 3.04 requires a combination of parcels into one legal description: the applicant requests not to combine her parcels.

206 Polonia Ave Deck Variance application

2025-17: Schultz Design & Construction, Drew Shultz, 3665 South Arlington Road, Akron, Ohio

The applicant requests five variances: two variances for side yard setbacks, one for the minimum lot area, one for the minimum lot width at the building line, and one for maximum height.  The proposal is for a new 2,382 square foot, 31.5-foot-tall residential structure.  This property is located in a R-3 Residence District at 3585 Mong Avenue, Coventry, Ohio 44139, Parcel Number 1906249, which is a lot of record.  The side yard setback on the north side is for 1.53 feet to permit a 6.47-foot setback which is 19.1% less than the required eight feet (Section 8.03.C).  The side yard on the south side is for three feet to permit a five-foot setback which is 37.5% than the required eight feet (Section 8.03.C).  The minimum lot area variance is for 7,518 square feet which is 62.5% of the required 12,000 square feet (Section 8.03.F).  The minimum lot width at the building line variance is for 34.05 feet or 48.6% of the required 70 feet (Section 8.03.G).  The maximum structure height variance is for 1.5 feet or 5.0% over the maximum height (Section 8.02).
