Coventry Township Board of Zoning Appeals

NOTICE OF PUBLIC HEARING:

The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, May 13, 2025, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following request:

 

2025-03: Johnathan Fleming, 1570 Meadowspring Circle NW, Uniontown, Ohio 44685

The applicant requests one variance, from the side yard requirement.  The proposal is for an addition to an existing residential structure.  The property is located in a R-3 Residence District at 657 Fruit Street, Akron, Ohio 44319 Parcel Number 1901366 and is a lot of record.  The side yard variance is for the new addition portion of the structure on the southeast side of the property.  A setback of 4.4 feet is proposed which is 3.6 feet or 45% less than the required 8 feet (Section 8.03.C.).  The proposed addition setback is consistent with the existing house.

 

2025-04: Kristopher Kasarda, 88 East Wellock Drive, Coventry Township, Ohio, 44319

The applicant is requesting one maximum accessory building area variance.  The proposal is for a new detached accessory building.  This property is located in a R-2 Residence District at 88 East Wellock Drive, Coventry Township, Ohio, 44319, Parcel Number 1909134 and is a lot of record.  The review is for a maximum accessory building area of 200 square feet above the permitted 200 square feet for a total area of 400 square feet and a total of 100% over the permitted maximum (Section 7.03.I).

 

2025-05: Greg Gorospe, Ice Miller LLP, 250 West Street, Suite 700, Columbus, Ohio, 43215

The applicant is requesting a review of a conditionally permitted use.  The proposal is for a marijuana dispensary which is conditionally permitted (Section 12.01.B.2).  The property is located in a B-3 General/Regional Business District at 926 East Waterloo Road, Parcel Numbers 1907651 and 1904762 and are lots of record.  The proposal will be reviewed for compliance with Section 3.06 and 23.21.  Recent text amendments to these Sections will be effective May 20, 2025.
