The Coventry Township Board of Zoning Appeals will hold a public hearing on Tuesday, November 12, 2024, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:
2024-17: Amanda Rawlings 5926 Dailey Road, Akron, Ohio 44319
The applicant is requesting two variances, one accessory building height variance and one maximum accessory building area variance. The proposal is for a new accessory building/pool house. This property is located in a R-3 Residence District at 3496 Dollar Drive, Akron, Ohio 44319 Parcel #1910588 and is a lot of record with a single-family home and a detached garage on the property. The first variance is for an accessory building height variance of three feet above the permitted 15 for a total height of 18 feet with variance of 20% (Section 8.02). The second variance is for a maximum accessory building area of 280 square feet above the permitted 200 square feet for a total area of 480 square feet and a total variance of 140% (Section 8.03.I).
2024-18: Benchmark Properties of Ohio, Ltd., 2027 Fulton Road NW, Canton, Ohio 44709
The applicant is requesting variances to allow two Short Term Rental properties within 300 feet of the nearest currently permitted Short Term Rental. These properties are located in a R-3 Residence District at 600 and 602 Pear Drive, Akron, Ohio 44319 Parcel #s 1902998 and 1902590 and are lots of record; both parcels are vacant. 600 Pear Drive is located 218 feet or 73% of the required distance from the nearest currently permitted Short Term Rental which is located at 634 Fruit Drive. 602 Pear Drive is located 155 feet or 52% of the required distance from 634 Fruit Drive (Section 28.04).
2024-19: Rolando Borjas, 1516 Lockwood Road, Akron, Ohio 44203
The applicant is requesting one maximum accessory building area variance. The proposal is for a new accessory building/attached garage. This property is located in a R-1 Residence District at 1516 Lockwood Road, Akron, Ohio 44203 Parcel #1906417 and is a lot of record. The variance is for maximum accessory building area of 752 square feet above the permitted 200 square feet for a total area of 952 square feet and a total variance of 376% (Section 8.03.I).
2024-20: Star Newberry, 3860 Baywood Drive, Akron, Ohio 44203
The applicant is requesting one maximum accessory building area variance. The proposal is for a new accessory building. This property is located in a R-2 Residence District at 3860 Baywood Drive, Akron, Ohio 44203 Parcel #1906564 and is a lot of record. The variance is for maximum accessory building area of 800 square feet above the permitted 200 square feet for a total area of 1,000 square feet and a total variance of 400% (Section 7.03.I).
2024-21: Mike Orley, 1915 Canterbury Road, Akron, Ohio 44333
The applicant is requesting a minimum rear yard variance. The proposal is for construction of a new single-family residence. This property is located in a R-3 Residence District at 3658 Birdland Avenue, Akron, Ohio 44319 Parcel #1906564 and is a lot of record. The variance is for 18 feet or seven feet less than the minimum rear yard setback of 25 feet, a total variance of 28% (Section 8.03.I).
