BOARD OF ZONING APPEALS NOTICE OF PUBLIC HEARING
The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, December 9, 2025, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:
2025-16: Martha Nelson, 206 Polonia Avenue, Coventry Township, Ohio
The applicant is requesting two variances: one side-yard setback variance and one parcel combination variance. The proposal is for a new side yard facing residential deck. This property is in a R-3 Residence District at 206 Polonia Avenue, Coventry Township, Ohio 44319, Parcel Numbers 1903826 and 1903827 and are lots of record. The side-yard setback variance on the west side is four feet or 50.00% of the required eight feet (Section 8.03.C). Zoning Resolution Section 3.04 requires combination of parcels into one legal description. The applicant is requesting to not combine her parcels. The applicant requested to be tabled until the January 13, 2026.

The applicant requests one variance to allow a shed over 200 square feet (Section 7.03.I). The application proposes a 10 foot by 30 foot shed which is 150% of the permitted area. This property is located in a R-2 Residence District at 3685 Lake Vista Road, Coventry, Ohio 44139, Parcel Number 1906249, which is a lot of record.

2025-19: Akron Yacht Club, 3575 South Main Street, Akron, Ohio
The applicant request clarification regarding storage of boats on the property which has been previously permitted as a “conditionally permitted use.” The applicant also requests that the “conditional use” permit be renewed. This property is located in a R-1 Residence district at 3575 South Main Street, Akron, Ohio Parcel Number 1909340, which is a lot of record. The applicant leases the subject property from the Interval Brotherhood Home Foundation.
